Why there is no single tile fixing rate per square foot

The same 2×4 ft tile can cost very different amounts to fix in two houses on the same street: one floor is flat and dry, the other needs grinding and levelling first; one bathroom already has waterproofing, the other does not. A published per-foot figure would be wrong for most homes, so we quote each job in writing after seeing the floor. Lahore quotes swing more than any other city because DHA and Gulberg jobs are increasingly 4×8 ft (120×240 cm) and 5×10 ft slabs, and a slab floor is a different job from a 2×2 ft ceramic floor: a levelled screed, adhesive on both surfaces, suction frames and a three- or four-man crew. The labour rate for slab work in Lahore is therefore priced per square foot at a higher band than standard tiling, and marble is priced separately again because it is ground and polished after fixing. For a 2×4 ft porcelain floor on a sound screed, the rate sits between those two.

Tile fixing rate in Karachi

In Karachi the line item that changes the bathroom tile fixing rate per square foot most is waterproofing. Coastal humidity means a two-coat membrane, taped corners and a 24-hour flood test are not optional, and they are priced by area on top of the fixing labour. Ask any Karachi quote whether waterproofing and epoxy grout are in the rate or separate; a low headline rate usually means they are not.

Rawalpindi has the widest spread between the cheapest mistri and a specialist crew. A labour-only rate on 2×2 ft ceramic laid on cement blobs is the floor of the market; a 2×4 ft porcelain floor fixed with tile adhesive, back-buttering and levelling clips costs more per square foot and lasts. Tile fixing rate in Islamabad

Most Islamabad enquiries are new houses in G-14, E-11, Faisal Hills and Askari 10 with 2×4 ft porcelain throughout, so the tile fixing labour rate in Islamabad is usually quoted for large-format work across a whole floor, with floor levelling as its own line where the screed is out. Bathrooms and kitchens are priced per room on top, because waterproofing and wall tiling take different time from an open floor.

What moves the labour rate up

  • Tile size. 2×4 ft (60×120 cm) and 4×8 ft (120×240 cm) tiles need a levelled floor, adhesive on both surfaces, suction lifters, clips on every joint and a bigger crew. Standard 2×2 ft (60×60 cm) ceramic does not.
  • Floor condition. An uneven or dusty screed needs grinding, priming and levelling compound before any tile goes down.
  • Wet areas. Bathrooms need waterproofing, a flood test, slopes to the drain and usually epoxy grout, all priced separately from dry floors.
  • Layout and cuts. Diagonal layouts, many corners, niches and stairs mean more cutting and more wastage.
  • Marble. Grinding and polishing after fixing is an extra stage that porcelain does not need.

What is the tile fixing rate per square feet in Pakistan?
There is no single rate. Fixing labour is priced per square foot but the figure changes with tile size, the condition of the floor, whether waterproofing or levelling is needed, and the city. A 2×2 ft ceramic floor on a flat screed and a 4×8 ft porcelain slab floor over an uneven one can differ by several times. Always get the rate in writing after someone has actually seen the floor.
What does the tile fixing rate with material include, compared with labour only?
A labour-only rate covers the fixer's work and nothing else; you buy the tile bond (adhesive), grout and skirting yourself. A rate with material — supply and fix — includes the adhesive and grout. It looks higher on paper but you are not running to the market for bags mid-job. Levelling compound, waterproofing membrane and epoxy grout are almost always separate lines in both kinds of quote. Always check which kind you are being given before comparing two rates.
Why is the 2×4 and 4×8 tile fixing rate higher than a regular mistri's charges?
Because it is a different job. Large tiles need the floor levelled first, adhesive spread on both the tile and the floor, a suction lifter to place each piece, levelling clips on every joint, and a crew of three or four instead of one. A regular mistri fixing big tiles on cement blobs is the reason so many large-format floors in Pakistan sound hollow or crack within a year.
Is the floor tile fixing rate different from the bathroom tile fixing rate?
Yes. An open floor is priced per square foot for fixing alone. A bathroom adds waterproofing, a flood test, a slope to the drain, wall tiling and usually epoxy grout, so the bathroom tile fixing rate per square foot is higher and is often quoted per room rather than by area.
What is the marble fixing rate compared with tiles?
Marble is bedded thick to a laser level and then ground and polished as a whole floor after fixing. That polishing stage is labour a porcelain floor does not need, so the marble fixing rate in Lahore, Islamabad or Karachi is usually quoted as fixing plus a separate per-square-foot charge for grinding and polishing, plus sealing.
Do the tile fixing charges include tile bond, grout and skirting?
Only in a supply-and-fix quote. In a labour-only quote the client buys tile bond, grout and skirting tiles separately. Skirting is normally priced per running foot, not per square foot. A quote that lists what is included and excluded is worth more than a low headline rate.
